Greetings Alphabooker, thank you for your reservation! We look forward to providing you an experience that lives up to our promise of being "easy on purpose". By reserving at Evermore, you and your traveling group agree to the rental policies & guest procedures outlined below so that we can provide the highest level of enjoyment for every guest.
Evermore Rental Policies
Evermore Orlando Resort, hereafter referred to as Evermore, requires a digital acknowledgment of this rental agreement be on file PRIOR to check-in.
Age Requirements
Guests must be 25 years or older to reserve a unit at Evermore and provide a valid government issued photo identification to check-in. Evermore requires an adult, 25 years or older, be present for the duration of the stay.
Unavailability of Accommodations
Evermore reserves the right to move or upgrade a reservation to another comparable or superior unit based on unforeseen circumstances that make the original unit type unavailable. The unit may not be sublet by the guest to any outside party at any time.
Deposit Schedule & Final Payments
Guest reservations booked outside of 30 days:
Evermore requires a one-night deposit (taxes included) at time of booking. The balance of the accommodation payment and the All-In-One fee is due 30 days prior to the date of arrival. Failure to fulfill the balance due 30 days out will result in a full cancellation of the reservation and forfeiture of one night's room and tax. Payment status may be viewed and managed in the Alphabooker’s guest profile on evermoreresort.com.
Guest reservations booked within 30 days of arrival:
Reservations made within 30 days prior to arrival require the full balance paid at the time of booking and the reservation is non-refundable 48 hours following the confirmation of said reservation (excluding the one time All-in-One Fee which is always refundable prior to arrival). Red Sky Insurance purchased is non-refundable after the 14-day look period.
Guest reservations booked within 72 hours of arrival:
Reservations made with 72 hours prior to arrival must pay the non-refundable one-night deposit (taxes included) at the time of booking. The remaining balance will be due at Guest Services on the check-in date of the reservation.
48-Hour Courtesy
Plans can change quickly, we understand. You’re covered with a 48-hour grace cancellation period without charge from the time of your booking, provided you are booking at least 7 days prior to your arrival. After 48 hours, your first night's room and tax become non-refundable.
Cancellation
If you need to cancel a reservation made more than 30 days prior to arrival, you will be refunded, less the one night's room and tax deposit. If a cancellation occurs within 29 days prior to arrival no room, tax, or the optional Red Sky Insurance refund will be provided. Prepaid activities booked will be refunded automatically upon cancellation of accommodation reservation, except for those activities that are not allowed to cancel within 30 days of reservation (outlined in the activity terms when purchased).
Hurricane Cancellation Policy
If a hurricane warning is issued by the National Hurricane Center for the Orlando area within seven days of your arrival, Evermore will allow penalty-free cancellations for any reservations booked directly through the Resort. (Reservations booked through third parties are subject to their terms and conditions.) Evermore will generally allow guests to stay on-site during any weather events depending on their accommodation type and the predicted strength of the storm. (Guests in certain accommodations may be requested to move to alternate locations within the resort based upon any determined risks.) Any guests who are on property and uncomfortable based upon the prediction of the direct impact of a hurricane will be allowed to depart and credited for their stay as applicable.
All-In-One Fee
Evermore’s All-In-One Fee covers all fees and their associated taxes relating to cleaning, damages, and use of amenities associated with the rental unit. This one-time fee is due when the final payment for the stay is due and is refundable upon cancellation of the reservation prior to arrival. Once the guest is checked in, this fee is nonrefundable. This fee covers reported wear and tear damage up to $1000.00 USD in a Villa or Flat and $2500.00 USD in a House unit. This covers accidental damage only and does not waive the guest’s liability for damages exceeding those amounts. This does not include major damage or smoking related cleaning (see NON-COMPLIANCE).
Split Payments
Evermore allows our Alphabooker to add additional guests to the reservation after booking and to send a unique payment request link to other stayers in the unit so they can contribute to the final accommodation cost. Each payment made by an additional guest will be reflected on the folio of the Alphabooker only and payments are viewable in each guest’s unique Account Profile. From the original date of booking until 30 days out, the Alphabooker’s reservation may receive multiple payments from multiple users invited by the Alphabooker to contribute to the cost of the reservation (‘split bill’). If no outside payment contributions are provided within this period to prepay the reservation, the remainder of the stay will be charged 30 days out to the Alphabooker’s credit card on file. If advance payment of the reservation at the 30-day mark cannot be processed, the Alphabooker will be made aware via email of reservation cancellation.
Split payments are not available within 30 days of arrival as all charges are due at the time of booking. Should you need assistance with authorizing multiple payment cards to complete a booking within 30 days please contact our reservations department and they can assist.
Authorization Policy
1. Payment Authorization
- All payments made through online transactions and payment links are authorized by the cardholder at the time of the transaction.
- Guests are aware that processing these charges through our Payment methods, be it Payment Link, Payment Source, or Token, ensures the guest is authorizing the property to collect these charges from their selected payment method. If the guest does not agree to this policy, they acknowledge that they have the choice to communicate their issue with the resort to provide an alternative mode of payment.
2. Payment Collection
Payment can be collected regardless of the occupancy status of the client. This includes scenarios where:
- A guest is paying on behalf of another individual for their stay.
- A split payment arrangement occurs, where the total amount is divided among multiple payees.
- Additional charges made to the reservations for items or services on behalf of another individual in the stay.
3. Third-Party Payments
- In cases where a guest authorizes payment of another person's stay, the paying guest must provide written consent confirming their acceptance of the charges.
- The resort reserves the right to validate the payment authorization through a signed agreement or other verification methods.
Occupancy
Guests agree to abide by the number of persons included in the reservation agreement. Maximum occupancy is based on the number of bedrooms and the existing bedding offered. Rollaway beds are not available and inflatable mattresses are not allowed. Maximum occupancy numbers do not include children under the age of two years and Evermore is happy to provide a pack & play crib for use. If it is discovered that guests are over occupying the property, additional fees and/or eviction will result. ADDITIONAL GUESTS VISITING THE UNIT DURING THE DAY CANNOT EXCEED HALF THE SLEEPING ARRANGEMENTS OF THE HOME AND ALL NON-REGISTERED GUESTS MUST DEPART BY 11PM. VISITING GUEST PARKING AVAILABILITY/LOCATION IS AT THE SOLE DISCRETION OF EVERMORE.
Reservations Modifications
Outside of 30 days a one-time courtesy date modification can be made by contacting our reservation department. The changes will be subject to availability and rate changes. No date modifications can be made within 30 days of arrival.
Please note any pre-booked activities such as cabanas, golf, or recreational activities will not automatically change along with any date modification. It is at guests responsibility to address these through their Evermore Account online.
Hold Harmless Clause
Alphabooker holds Evermore harmless from any liability or responsibility for any personal injury, omission, or weather conditions, including rain or storms. To protect the guest reservation, Evermore recommends the purchase of available Red Sky Travel Insurance.
Red Sky Insurance
Optional Red Sky Travel Insurance is available to the Alphabooker up to 30 days prior to arrival. It is not refundable after the 14 day look period after purchase. Insurance is effective 12:01 am EST the day after purchase. NOTE: This insurance covers all international guests except those from Cuba. Red Sky Travel Insurance is not available to any reservations booked via wholesale distributors.

All insurance proceeds will be provided to the Alphabooker on record, regardless of any split payments that were made.
Pet Policy
Pets are not permitted at Evermore, including our water amenities and common spaces like pools, restaurants, and transportation. The only exceptions are for medical or disability-related service dogs (in which case they are permitted everywhere). Florida's service animal law applies to animals that are trained to do work or perform tasks for someone with a physical, mental, psychiatric, sensory, or intellectual disability. The work the animal does must be directly related to the person's disability.
Pet boarding is available locally in order for you to visit your special pal often - we recommend Best Friends Pet Hotel at Walt Disney World® 2.5 miles away.
Smoking
Smoking & vaping are not allowed inside or outside at any accommodation unit at Evermore Orlando Resort. If smoke damage has been discovered, a $500 assessment will be charged to the Alphabooker’s card on file. Smoking and vaping is allowed in designated areas only as indicated by signage.
Guest Inspection
Upon check-in, the guest is responsible for inspecting their unit and reporting any issues or necessary repairs to Evermore staff promptly.
Employee Access
Evermore and its agents may enter the units for the purpose of making any necessary repairs and/or maintenance and will make it clear they have entered the unit with appropriate indicators left in the unit.
Non-Compliance Fees
Evermore reserves the right to charge a fee starting at $500 to the Alphabooker’s credit card on file if the property is left in unsatisfactory condition after departure. Examples of unsatisfactory conditions are evidence of smoking inside the property (See SMOKING - $500 fee assessment) missing household items, evidence of pet stay or the need for additional cleaning services for intentional damage or destruction of the property.
Arrivals & Departures
Check in time begins at 4:00pm local time and our staff will do everything possible to have accommodation ready at that time. If the unit is ready and available prior to 4pm, management will make reasonable effort to allow earlier access. Occasional check-in delays may occur during peak business levels and Evermore staff will do their best to assist in these unforeseen circumstances. 4:00pm check-in is NOT GUARANTEED. Early check-ins are based on availability only.
Check-out time is 10:00am. An Express Checkout option is available and the Alphabooker will receive an email with instructions the night before the checkout date. Any late checkouts MUST have authorization from the Evermore guest services office and must be made the day prior. Late check out charges will apply and are subject to availability only.
Late Arrivals
If you are arriving later than midnight, please notify our front office so the reservation is not canceled as a no show. Evermore provides 24/7 security and arrival staff - we can make special arrangements for your circumstances.
Doorside Dropoff
If you are arriving before check-in or departing after check-out via a rideshare (Uber/Lyft) or taxi, Evermore will hold your luggage at the Guest Services office at The Landing. Guests must contact Guest Services directly to request delivery and must be present to receive luggage delivered. There is no fee to hold bags as you enjoy the resort.

Departure Checklist
We want your departure to feel easy on purpose! Your All-In-One Fee covers a comprehensive post-departure clean — so no need to strip your beds, do any laundry, or empty your fridge. Simply make sure you don’t leave any of your items behind, pack up, and travel safely!
Left Items
Any food or beverage left in the home after departure will be considered discarded. We will do our best to find any lost or forgotten personal items left behind but unfortunately, we cannot guarantee all lost items can be found. Evermore keeps lost items found for 30 days.
Food Delivery
Evermore allows food/grocery delivery to your unit but you must manage direct communication with the vendor and be present to receive. Evermore staff will not take delivery of grocery, food items or alcohol nor provide information on your unit number to delivery drivers. Guests may not under any circumstance provide their pin access code to 3rd parties. Evermore assumes no responsibility for grocery delivery.

Good Neighbor Policies
To ensure that Evermore is an enjoyable place for all guests you are agreeing to maintain the following Good Neighbor Policies during your stay:
- Be a good neighbor to your fellow guests - always use the Golden Rule - treat your neighbors as you would expect them to treat you.
- Celebrate respectfully. Maintain appropriate noise levels at all times, especially outdoors and between the hours of 10pm-7am.
- Let us provide the music. No external speakers will be allowed around Evermore Bay.
- Glass containers are not permitted at ANY pool deck or Evermore Bay, even if confined to a personal cooler.
- Evermore is included in a Federal Aviation Authority ‘Temporary Flight Restriction’ area given our proximity to the Walt Disney World® Resort. No fireworks, explosives, or drones may be used at any time.
- We love a good party, but no glitter, confetti, paints, inflatables or potentially damaging or dangerous items will be permitted in our units or public space.
- No personal outside BBQ or fire pits may be used. Provided grills must be monitored when in use.
- Park in your designated areas/spots only; don’t steal your neighbor’s spots or park near units not your own. Overflow parking is available at The Landing or the Evermore Meeting Center. Parking is monitored 24/7 by resort security.
Parking
Parking is provided for overnight guests at their respective units in the designated areas. Anything larger than an average family size car is subject to approval. RV/Oversized parking is limited and permitted in specific areas only with advance notice required. Please contact our Security Department to make arrangements.
Pool Rules
Guests with private pool units must abide by posted rules.
Additional cleaning/shock fees may apply for improper use of Evermore’s facilities. Babies and toddlers must wear appropriate swim diapers at all times.
Liability
Guests shall obey laws, ordinances, rules, and regulations applicable to the community and ensure that all family members and other invitees obey such regulations.
Guests agree not to hold Evermore Orlando Resort responsible for any accident, injury, loss and/or damage to guests. Guests agree and understand that there is a risk of injury or death from the use of pools and other bodies of water and agree that Evermore or its agents shall not be liable for any claim, demand, injury, damage, or death to persons whether or not said death is due or injury is due to negligence of Evermore or its agents. Guests further agree to assume all the foregoing risks and accept personal liability for any injury, damage, and the loss of personal property including money, jewelry, or valuables of any kind. The indemnity contained in this paragraph will survive the termination or expiration of this agreement. There are no lifeguards on duty at any of the pools except the slide area and blue hole rope swing area.
Guests agree that any dispute arising from this agreement shall be resolved through binding arbitration/ mediation conducted in Orange County, Florida. Taking residence in this property is equal to a signature and signifies agreement with all Terms and Conditions stated in this document.
Who is the Alphabooker?
The Alphabooker™ is the guest that made the unit reservation and paid the first night’s room & tax deposit. This guest acts as the responsible contact for all matters concerning your unit(s) and is the only party allowed to make modifications or cancellations. The Alphabooker must be 25 years of age or older to reserve a unit at Evermore and provide a valid government-issued photo identification to check in. All accommodation payment responsibilities are reconciled to the Alphabooker’s account folio and ultimately, they are responsible for full payment by the required due date, regardless of whether the party has taken advantage of splitting payments. Once booked, Alphabookers are always welcome to visit their profile account online and add additional members to the party. In doing so, it allows the invited guests to also create Evermore accounts and begin making plans and purchases as a registered Evermore guest. It also provides them pre-stay communication via email and text to allow a more seamless arrival experience, including the ability to gain access to the unit with a provided key pin code on the day of arrival should they arrive first.
